Villa owners often assume a maintenance company will have one list of services and a separate list of exceptions. We keep no exceptions: if it is part of the building fabric or its systems, from the chillers to the door hinges, it sits inside our scope. Below is what we actually work on, day to day, across Dubai.
Air conditioning, plumbing, electrical, drainage, handymanship, and painting, all under one licensed Dubai contractor. Fixed quotes, directly employed technicia
A guest arrives and the majlis is warmer than the rest of the house. Usually the split unit in that room has a blocked drain, a dirty evaporator coil, or low gas. We service and repair split, ducted, and package AC systems: coil cleaning with chemical wash where needed, refrigerant top-up after a leak test, drainage line flushing, filter and duct cleaning, thermostat and contactor replacement, and compressor and fan motor diagnosis. Every service ends with measured delta T across the coil, suction and discharge pressures, and running amperage written on your report. Manufacturer intervals, typically every three to six months in this climate, decide the schedule. Ducted systems and fresh air handling units get the same treatment.
You turn on the shower and the pressure has dropped by half over a fortnight. Could be scale in the shower head, could be a failing booster pump, could be a hidden leak. We trace and repair water leaks in walls and under floors, replace pumps and pressure vessels, descale and service electric and solar water heaters, clear blocked drains and soil stacks with proper machinery rather than chemicals, replace sanitaryware, and repair irrigation lines. Healthy villas in Dubai run around 3 bar; we measure inlet and outlet pressure at every relevant job. Hidden leaks get located with acoustic detection before we cut into any wall, because opening plaster on a guess costs you money twice.
A breaker trips whenever the oven and kettle run together. That is nuisance tripping today and a burnt terminal next year. Our directly employed electricians handle fault finding, socket and light circuit repairs, distribution board inspection and component replacement, water heater and AC dedicated circuit checks, earthing tests, and full villa electrical inspections. We test insulation resistance, check RCD trip times in milliseconds, and thermal-scan boards under load where access allows. All work follows DEWA and Dubai Municipality requirements. If a board is unsafe, we say so plainly, photograph the evidence, and quote the remedy. Nothing in your walls gets energised without a test first.
A kitchen cabinet door has dropped, a villa gate is grinding, and there is a crack in the ceiling paint from last summer's expansion. Our handyman scope covers door and lock repairs, tiling and grouting, painting and crack filling, gate and garage door adjustment, false ceiling repairs, waterproofing of roofs and wet areas, and appliance installation. For building owners and residents associations, we also maintain common areas, pumps, and plant rooms in line with RERA expectations for shared services. Seasonal work matters here: pre-summer AC preparation and pre-winter water heater checks are the two visits that prevent most emergencies. Call +971 50 168 5444 and describe the job; we will tell you straight whether it is ours.
Straight answers, before you book.
Both. A single leaking tap and a full villa repaint sit inside the same scope. Small jobs are quoted on the same fixed-price basis as large ones, with the AED 200 inspection fee refundable against any works you approve. There is no minimum job size that excludes the ordinary repairs a home actually needs.
Yes, frequently. We inspect what exists, test it, and record the readings, so we know the true condition before taking it on. Anything unsafe or non-compliant with Dubai Municipality or DEWA requirements gets flagged in writing and quoted for correction. You receive a proper baseline rather than inheriting the previous company's guesswork.
Yes, both. Villas are usually direct with the owner, while buildings and shared services run through owners associations under RERA rules on responsibilities. The technical scope is the same: AC, plumbing, electrical, drainage, and fabric. What changes is the reporting format and who approves the quotes.
