Plumbing and electrical work, by qualified tradesmen

Water and electricity are the two systems people fear calling anyone about, because bad work in either one is dangerous and expensive to undo. So here is our position plainly: leak tracing before opening walls, pressure testing before and after every plumbing repair, and electrical work only by directly employed electricians working to DEWA and Dubai Municipality requirements, tested before anything is energised.

Plumbing and electrical maintenance for Dubai villas. Leak tracing, water pressure, DB board inspections, RCD testing. Directly employed tradesmen. Call +971 50

Leaks: trace first, demolish never

A damp patch appears on the bedroom wall and the instinct is to break the plaster open and look. Do not let anyone do that. We trace leaks acoustically and with pressure testing, dropping the circuit to isolate which run is failing before a single tile comes off. Common villa culprits in Dubai are buried irrigation lines, shower mixer valves scaled by desalinated water, and flexible connectors under sinks that have perished in the heat. Once found, the repair is straightforward and the opening is minimal. After repair, we re-pressurise the line and confirm it holds, and a healthy villa system sits around 3 bar. Water intrusion into walls also gets dried and assessed, because a repaired pipe over wet plaster is how mould starts.

Pressure, pumps, and water heaters

The shower that used to sting now dribbles. Nine times out of ten in a Dubai villa this is the booster pump, the pressure vessel, or scale, not the mains. We measure inlet and outlet pressure in bar, check the pump's cut-in and cut-out settings, and test the pressure vessel's pre-charge. Where scale is the issue, we descale mixers, shower heads, and water heater elements; Dubai's desalinated supply is aggressive on heating elements in particular. Water heaters get the safety treatment: we test the thermostat, the cut-out, and the pressure relief valve, and check the dedicated circuit's insulation resistance and earthing. A failed relief valve on a sealed heater is a genuine hazard, and heaters over around five years old without service records get a full inspection before we sign anything off.

DB boards, RCDs, and circuit safety

The main breaker trips on a Friday evening and resets fine, and everyone forgets about it until it trips again. Intermittent faults are how electrical problems announce themselves in villas. We open the distribution board, thermal-check connections under load, test insulation resistance on circuits, and measure RCD trip times in milliseconds against the required standard. Loose terminals, scorched neutrals, and undersized breakers are routine findings in Dubai properties, often from original installation defects or later modifications. Repairs use compliant components, and every board we touch is tested before re-energising. Water ingress near boards, a real risk from AC condensate leaks above ceilings, gets treated as urgent. Our electricians are directly employed and carry the relevant trade cards.

Lighting, sockets, and getting work signed off

Half the garden lights are dead, two sockets in the kitchen only work sometimes, and nobody remembers which breaker feeds what. We label circuits, trace faults, and repair or replace accessories with compliant fittings rated for the location, outdoor points especially, where IP rating matters in this climate. Pool and garden equipment circuits get particular attention for earthing and RCD protection, because water and outdoor electricity together is where Dubai villas carry real risk. All electrical work follows DEWA requirements, and anything requiring inspection or sign-off is documented for you. Fixed pricing applies as everywhere: the AED 200 inspection fee is refundable against approved works, and you approve the figure before we start.

Common questions

Straight answers, before you book.

How do you find a leak without destroying my walls?

Acoustic detection, moisture mapping, and pressure testing on isolated sections. We drop pressure on individual runs to see which one fails, then listen along the route. Most leaks are located to within a tile or two, so the opening is small and deliberate. After the repair we re-pressurise and confirm the line holds before making good.

Is an old DB board dangerous or just old?

It depends on what the tests show, not the age alone. We measure insulation resistance, RCD trip times, and check connections thermally under load. A board with sound readings and intact protection devices can be fine. Scorched terminals, failed RCDs, or non-compliant modifications are different, and we photograph the evidence and quote the correction. You get the readings either way.

Can you increase my water pressure?

Usually, but the cause comes first. If pressure at the inlet is already strong and taps are weak, the fault is scale or a failing vessel. If inlet pressure is genuinely low, a booster pump may be needed. We measure before recommending anything, because installing a pump on a scaled system just hides the problem and stresses the pipework.
