Your maintenance questions, answered straight

Villa owners in Dubai ask us the same sensible questions, month after month, and most answers online are written to sell rather than to inform. This page answers them the way we would on the phone: with specifics, including the uncomfortable ones about fees, responsibility, and when not to call us at all.

FAQ

Contracts, costs, and what is worth it

A villa owner in JVC asks whether an annual contract is just a way to pay monthly for nothing. Fair suspicion. A contract earns its fee only if the visits are real and recorded: coil washing to manufacturer intervals, drain flushing, board testing, and readings logged each time so trends are visible. If a company cannot show you last year's delta T figures, the contract is decorative. On costs generally, our model is fixed quotes after a AED 200 inspection that is refundable against approved works. The honest answer on value: two AC services a year in this climate will usually cost less than the DEWA uplift from one neglected, fouled coil running all summer, and vastly less than a compressor replaced at 45 degrees in July.

Who is responsible for what

A tenant in the Marina reports a leaking riser and wonders whose bill it is. In Dubai, this splits along RERA lines: within your unit, the owner is generally responsible for maintenance, while building systems, the chiller plant, risers, and common pipework, sit with the building or owners association under the rental framework. For villa owners it is simpler: it is all yours, including the tank, the pump, and the irrigation. We tell you honestly which side of the line a fault sits on before doing chargeable work, because billing you for a chiller fault that belongs to the building is theft with paperwork. Lease terms vary, so read yours before assuming.

Systems, lifespans, and second opinions

A homeowner in Arabian Ranches is told by another company that the AC compressor is finished and wants a second opinion. Bring us the readings. A compressor failure diagnosis should come with measured amperage, capacitance, and winding resistance, not a shrug. Similarly: water heaters in Dubai, on desalinated supply, commonly last five to eight years with anode and relief valve checks extending that; booster pumps often fail through pressure vessel loss rather than the pump itself, a far cheaper fix; and repeated drain blockages usually mean slope or root intrusion rather than bad luck. If a quote from another firm looks inflated, we will usually tell you what has probably been left out or padded, at no charge, from the inspection.

Working with us day to day

A new arrival to Dubai asks the practical questions. Do you need to be home? No, if access is arranged, and we photograph everything before and after. Can you work while the villa is tenanted? Yes, with the tenant's agreement and reasonable notice. Do you speak to property managers? Yes, regularly, and we report in their format if required. What about your staff in my home? Every technician is directly employed, trade card carrying, and identifiable by name before arrival. What if I only need advice? Call +971 50 168 5444. If the answer is that you do not need us yet, we will say exactly that, because the call costs nothing and honest advice is what keeps people calling us back for years.

Common questions

Straight answers, before you book.

How do I know if a maintenance company is properly licensed in Dubai?

Ask for the trade licence and check the technician's Dubai Municipality or DEWA trade card on arrival, which they should carry for electrical work especially. A licensed contractor will state licence details without hesitation. Beware of anyone who cannot produce identification or who insists on full cash payment with no paperwork. Our technicians are directly employed and identified by name before arrival.

Is AC refrigerant top-up a normal annual expense?

No, and this matters. Refrigerant does not get consumed, so a system needing gas every year has a leak. Repeated topping up without leak testing wastes your money and stresses the compressor. Proper practice is to recover the charge, pressure test with nitrogen, repair the leak, evacuate, and recharge by weight. If a company regasses annually without testing, they are selling you the same gas twice.

What maintenance does a landlord legally have to do in Dubai?

Under the rental framework administered in line with RERA guidance, the landlord is generally responsible for keeping the property habitable, which in practice covers AC, plumbing, electrics, and structural repair, unless the lease says otherwise. Tenants typically handle minor day-to-day upkeep. Lease terms vary, so read yours, and if responsibility is disputed, we will state which side of the line the fault technically sits on before any chargeable work.
