AC servicing with the readings to prove it

Ask most people what an AC service involves and they will say someone cleans the filter. A proper service is a measured procedure: the evaporator and condenser coils chemically washed, refrigerant charge verified by pressure, drain lines flushed, and the delta T across the coil recorded before and after. If a company cannot show you those numbers, the service did not happen in any meaningful sense.

AC Servicing

Coils: where Dubai dust does the damage

You hold your hand at a vent and the air feels cool enough, but the room never reaches the set temperature. The evaporator coil is almost certainly fouled. Dust and oil film on the fins block heat transfer, so the air leaving is cool but there is not enough of it doing work. We clean coils with a chemical wash, flush the condensate pan, and treat the drain with the right biocide for the biofilm that grows in this humidity. Before and after, we measure the delta T across the coil; a healthy split system should show roughly 10 to 12 degrees difference between return and supply air. We also log running amperage, because a fouled coil makes the compressor work harder, and rising amperage across services is the earliest warning of a system heading for failure.

Refrigerant gas: never top up without a leak test

The classic Dubai shortcut is the technician who regasses your unit every summer and never asks where the gas went. Refrigerant does not get consumed. If pressure is low, there is a leak, and repeatedly topping up a leaking system costs you money and cooks the compressor. Our process: recover remaining charge, pressure test the circuit with nitrogen, find the leak with electronic detection and soap solution, braze or replace the faulty section, evacuate the system to a proper vacuum, then charge by weight to the manufacturer's figure. Suction and discharge pressures get recorded on your report. If a compressor has been running on low charge for too long, we will tell you honestly whether repair or replacement is the sane economic decision, with the numbers behind it.

Drainage and condensate: the silent villa killer

A stain appears on the ceiling below the FCU and everyone assumes a pipe burst. Nine times out of ten it is the condensate drain. Biofilm grows in the warm, wet line, blocks it, and the pan overflows into the false ceiling. We flush drain lines mechanically, check the slope of the drain run, verify the float switch that should cut the unit off when the pan fills, and clean or replace the pan. A working float switch is the difference between a blocked drain being a service item and being a ceiling replacement. In villas with multiple ducted units, we trace every drain to its termination point, because a single sagging run can flood one room while the rest behave perfectly. This is unglamorous work that saves plaster.

Ducts, thermostats, and electrical checks

The air from the vents smells musty whenever the AC starts after being off. That is duct contamination, common in Dubai where ductwork sits in hot ceiling voids. We clean supply and return ducting, replace degraded insulation on flexible runs, and check grilles and volume dampers so each room actually receives its share of air. On the control side, we test and replace thermostats, contactors, and capacitors, and verify the dedicated power circuit, because a compressor drawing excess amperage on a weak circuit will trip all summer. Compressor and fan motor condition is assessed from amperage and capacitance readings, not guesswork. Manufacturer intervals in this climate mean every three to six months for occupied villas. Common questions

Straight answers, before you book.

How often should AC be serviced in Dubai?

For an occupied villa running cooling most of the year, every three to six months, which is what the manufacturers specify for this climate. Heavily used or older systems sit at the shorter end. Your service report should show delta T, pressures, and amperage at each visit so the trend is visible. A service without recorded readings tells you nothing about whether it worked.

My AC works but the bill keeps rising. Is that a servicing issue?

Usually yes. A fouled evaporator or condenser coil reduces heat transfer, so the compressor runs longer at higher amperage to achieve the same room temperature. We measure delta T and running current, chemically clean the coils, and re-measure. If the readings do not improve after cleaning, the problem lies elsewhere, in the refrigerant charge, the ductwork, or the unit sizing, and we will tell you which.

Do you install new AC systems as well as service them?

Yes, supply and installation of split, ducted, and package systems sits within our scope, including the electrical work and DEWA requirements for dedicated circuits. We size replacement systems against the actual room loads rather than swapping like for like, and we decommission the old unit properly, recovering refrigerant rather than venting it. Installation is quoted at a fixed price.
